Reviews cluster at move-out, the angriest moment
Deposit disputes write reviews; smooth renewals do not. Without systematic asks at the happy moments (move-in, maintenance resolved, renewal) the average is structurally unfair to you.
Renters read reviews like inspection reports. A 2.9 on Google costs you tours before your leasing agent ever picks up the phone, and one angry ex-tenant can outshout fifty quiet renewals. Praisly runs reputation across every community you manage.

A portfolio dashboard that averages 30 properties hides the two that are bleeding. Each community competes in its own zip code.
The single biggest theme in apartment reviews is how fast things get fixed. The reputation fix is an operations fix, and you need the data to prove where.
A reply that references a resident's family status, disability accommodation, or source of income is a compliance incident, not just a bad look.

Matters in this industry, not yet a Praisly integration
Google decides the drive-by first impression, and Google, Yelp, and Facebook are the three Praisly connects to for each community. ApartmentRatings is where serious renters do deep research, epIQ grades and all, and Zillow reviews ride along with your listings, so a weak rating there taxes every unit you advertise. Both matter to your leasing funnel and neither is a Praisly integration today, so plan to work them by hand.
Praisly ships live integrations for Google, Yelp, Trustpilot, and Facebook. Anything listed above as not yet integrated is a platform we think you should watch, not something Praisly monitors, syncs, or queues for you. More platforms are on the roadmap, and we will say so here when they ship rather than before.
Each property gets its own reputation view, its own response queue, and its own competitor set, rolled up to a portfolio view for the regional manager.
Review requests trigger on the good moments: two weeks after move-in, same-day after a maintenance ticket closes satisfied, and at renewal signing.
Responses never reference protected characteristics or accommodation details, drafted to be warm to the resident and clean for the compliance file.
Praisly extracts what residents complain about per property (HVAC, pests, parking, package theft) so capital spend follows the reviews that cost you leases.
ApartmentRatings weighs manager responsiveness in its epIQ Index, so an unanswered review is a double penalty: the content hurts you and the silence lowers the grade renters filter by. Praisly does not connect to ApartmentRatings, so that queue stays a manual job for your team. What Praisly does give you is the response habit and the drafting speed on Google, Yelp, and Facebook, which is the same muscle applied to the site that grades you on it.
Zillow surfaces your management-company rating alongside every rental listing you post, so one neglected community's reviews follow the whole portfolio into every listing view. Praisly does not read or post to Zillow today. The per-community response discipline it enforces on Google, Yelp, and Facebook is what keeps a bad building from taxing a good one, and that discipline is what shows up on the listing sites downstream.
Reputation work compounds before renewal season: residents who had a maintenance win asked for a review in the same week say yes at the highest rate, and a visible stream of recent positive reviews is leverage when a prospective renter compares you to the community down the street at the same rent.
WORKED EXAMPLE · ILLUSTRATIVE, NOT A REAL REVIEW
★☆☆☆☆ · Elena K.
“Lived at this property 2 years. Maintenance took 6 weeks to fix a leaking ceiling and then they kept half my deposit for 'wall damage' that was there when I moved in. Avoid.”
Praisly's drafted response
Six weeks with a leaking ceiling is not a standard we will defend, and a deposit deduction should never be a surprise: our move-out statements itemize every charge against the move-in inspection report, with photos. If you believe your move-in report shows that damage predates you, send it to our office with your forwarding address and we will re-review the deduction. Both of these are process failures we track at the community level, and this one is now in front of the regional manager.
Treats the deposit dispute as reviewable rather than defensible, cites the inspection-report process, and never mentions the resident's unit, household, or lease terms.
